Our Role
MSM's role is a combination of administrative and financial management. We provide the procedural accuracy and up-to-date information required to ensure the affairs of the Owners Corporation are professionally and efficiently managed.
ADMINISTRATIVE MANAGEMENT
MSM assists the Owners Corporation in the smooth running of the strata scheme by providing an administration service that is accurate, efficient, professional and provided in a pleasant and friendly manner.
We maintain all records for the Owners Corporation, prepare reports for Executive Committee Meetings, act as Secretary to the Owners Corporation and ensure compliance with the complexities of the Strata Schemes Management legislation. In addition, we:
- Provide advice to members of the Owners Corporation and the Building Manager on the legislative requirements the scheme must meet.
- Assist potential owners by making the records of the Owners Corporation available for inspection where appropriate approval has been obtained.
Meeting Procedures
MSM can prepare meeting papers for Executive Committee Meetings in advance, so members arrive fully informed on agenda items. A strata manager attends Executive Committee Meetings and Annual General Meetings and records, prepares and distributes the minutes of those meetings.
Using a specially designed computer attendance recording system, MSM streamlines attendance procedures, keeping waiting time to a minimum and ensuring meetings commence promptly. This system is also used to record votes by lot and by unit entitlements, ensuring accurate and efficient recording of meeting procedures. We use this system exclusively on large apartment buildings.
FINANCIAL MANAGEMENT
MSM collects millions of dollars in levies per annum. We work closely with the Executive Committee and Building Managers of each strata scheme to ensure that the Owners Corporation's funds are utilised according to budget and that surplus funds are securely invested to give the highest return.
Large strata schemes have budgets that require diligent preparation and monitoring.
Working with the Executive Committee and Building Manager we prepare a detailed budget for each financial year and monitor it throughout the year.
Our accounting team is overseen by a Chartered accountant to ensure financial reporting is carried out in the most professional manner. We apply strict accounting standards to all schemes and report to the Executive Committee on a regular basis on the financial position of the Owners Corporation.
Auditing takes place on an annual basis. All audits are conducted according to Australian Accounting Standards. We can also prepare quarterly reports with accruals and prepayments as required by the Treasurer of the strata scheme.
